When we act for you on a sale we:
Initial Steps
- Receive details of your Buyer from your Estate Agent and contact the Buyer’s Lawyer
- Obtain your Title Deeds
- Obtain your responses to:
- Property Enquiry Form
- Inventory of Fixtures and Fittings (which you will complete detailing the items that you propose to leave at the property) |

The Draft Contract
- Prepare and submit draft Contacts to the Buyer’s Lawyer
- Reply to the Buyer’s Lawyer’s enquiries
- Obtain approval of draft Contact from Buyer’s Lawyer and send to you for signing in readiness for exchange of Contacts
- Agree a completion date with your Buyer

Exchange of Contracts
- Proceed to exchange of Contacts
- Exchange of Contacts will commit the parties to the Contact to complete the transaction on the completion date

Preparing for Completion
- Receive the Transfer Deed from the Buyer’s Lawyer for you to sign
- Obtain confirmation from your Lender of the amount outstanding on your mortgage
|

Completion

Purchase
When we act for you on a purchase we:
Initial Steps and Our Investigations
- Receive a draft Contact and supporting documentation from the Seller’s Lawyer and send you a preliminary report
- Carry out all necessary searches
- Receive a copy of your survey report and let you have our comments
- Receive a copy of your mortgage offer from your Lender and advise you
- Raise additional enquiries with the Seller’s Lawyer

Signing the Contract
- Send you a full report with the Contact for signing when all of the above matters have been dealt with to your satisfaction

Exchange of Contracts
- Proceed to exchange of Contacts and agree a completion date
- Exchange of Contacts will commit the parties to the Contact to complete the transaction on the completion date

Preparing for Completion
- Carry out final searches
- Request the mortgage funds from your Lender
- Prepare the Transfer Deed and forward it to the Seller’s Lawyer
